Independant Home Information Pack Provider

Rutland HIPS provides a complete, independant Home Information Pack (HIP) service. 

Instead of relying on the Esate Agent who is marketing your property to commission the HIP using their own HIP provider, you can commission your own HIP which you will give to the Estate Agent.

The Home Information Park contains key documents to assist both buyers and sellers.

The Energy Performance Certificate

The Energy Performance Certificate tells you how energy efficient your home is and how this will impact on the environment through Carbon Dioxide emissions. The EPC will provide advice on how to improve the home's energy efficiency, helping to reduce fuel bills & carbon emissions.

The Sale Statement

The sale statement  provides information about the property, including:

  • The address of the property being sold.
  • Whether the property is freehold, leasehold or commonhold.
  • Whether the property is registered or unregistered.
  • Whether or not the property is being sold with vacant possession.

Standard Searches

Local Searches will be provided to protect the buyer against any problems with the property or the area, information includes:

  • The local land charges register relating to the property being sold.
  • Other records held by the local authority on matters of interest to buyers, such as planning decisions and road building proposals.
  • The provision of drainage and water services to the property.

Evidence of Title

  • These documents prove that the seller owns the property and therefore has the right to sell it.
